The property only has a limited number of lifts [2] for what is a tall building. Be prepared to wait if you are on a high floor.

The pressure the shower was not great and there was 3 taps labeled cold 1 hot so it was a bit annoying but really not a huge issue. The place has great facilities but it’s in the bottom of the basement which can be a bit depressing and with the lift being so so slow it’s frustrating but again not a really big deal as when you do use the facilities they are good

I had a long-ish stay of around 17 days and had a great time at this property. Spacious, well-lit, friendly and responsive staff throughout. Good set of utensils in the kitchenette if you are looking for a long-term stay.
The TV could be better - it's a long process to connect it to your mobile for casting. I wish we could just connect to the room-specific WiFi by default instead of the public access one (you have to separately connect to the room WiFi for casting). But it was a minor niggle in what was otherwise an amazing stay!

I booked this hotel at the last minute, they were not only able to accommodate my booking but the price was fair for the room. The room was very nice, updated, clean, and had a great view. The breakfast buffet that you can choose to include ahead of time was tasty and included an omelette/scramble/egg station. The downstairs bar has a happy hour and the night that I went there, had live entertainment. There was also a gym, pool, and sauna downstairs.
One of the elevators was out at the time which made going downstairs slow sometimes.

They were not able to provide an adequate accommodation, moving me from one room to another. The early check in rate is excessive! Especially in view of the fact that they had to move me to another room as the first one was not adequate. There were no air conditioning, not even functional fan in the room! The maintenance was called in but was not able to help. This was a sharp contrast with my previous stay with them in December 2024. I think I am not coming back to this hotel in the future. Luckily, there are many other good options in CBD Melbourne.

Location is great because it is close to lot's of malls and restaurant. 5mn from train station and most museum. Facilities such as pool and sauna are great. The in-place restaurant is good. The one bed room appartment feel spacious.
The entrance has a ramp for wheelchairs and strollers but a concrete ramp would be sufficient and easier to slide my luggage or stroller. Also, there is no way to clean the wall-to-wall carpet and we discovered some items from a previous customers in the place, it shows a lack of precise cleaning. The sliding door is a bit stiff.

Very happy with the location, it's conveniently situated near two tram stops and in the heart of the CBD. The bed and pillows were comfortable. The buffet breakfast was a good selection of hot and cold options. The self contained apartment had a small kitchenette with stovetop and some kitchenware.
The air conditioning in the room could not be adjusted so it was constantly at 23 degrees which was too warm. I tried multiple times to change the setting but it wouldn't adjust. The showerhead was an older style and water pressure was too soft. The bathtub sides were quite high so it made it a little awkward to get in and out of the shower without tripping.

Location is great. I stay here most times I travel for work. Tram station, 7 Eleven and a really good coffee shop across the road. Easy 10min walk to the center for shopping.

Excellent location. Very central and easy to get to tram, Southbank, shopping in the city etc. Felt very safe and was quiet of a night. Staff were very accomodating and friendly. Pool and sauna were great bonus facilities. Breakfast was included which was very handy. Loved having the bar downstairs for catching up with friends.
The room and bathroom is a bit tired- neat and tidy though. I would have liked daily clean of the room.

Excellent location, beds were super comfortable and apartment was spacious for a family of four with a great buffet breakfast.
Affordable parking options are minimal, but at least you have the option to park your car in a nearby car park for $45 and have multiple entries for a 24 hour period. We found this rate expensive but convenient.

The room was well appointed and a good size. We enjoyed the comfortable beds and the location. The gym was very good and the breakfast excellent. The Welcome drinks and snacks were appreciated.
The wifi didn't work while we were there. Initially poor strength in and our room and then the whole building (?and area).

Our room was great. 2 Bedroom apartment. Great views over looking the city and to the water. plenty of room for everyone. The location was very good. Just up the street was a tram stop making it easy to get around the city.
The only thing I would change in the room would be in the bathroom. Not have a shower over a bath but a walkin shower instead.

We arrived at midnight. There was only 1 staff at the reception. While handling our checkin, there was some sort of false fire alarm issue and he had to go away to handle. We were quite tired at the time and felt the hotel was really short-staffed.

We always stay at Oaks on Market when we come to Melbourne. Its so central to everything we need and the staff are so friendly.
The wifi in all hotels is difficult because its not secure so I never use it. The breakfast did not cater for gluten free toast etc that I could see.

The Pool Area. The View from our room.
The room had sliding doors that were battered and coming off their tracks and seemed a bit dangerous. Also I didn't understand why at the buffet breakfast, your kitchen prioritized serving Halal products and made the majority of people ask if they wanted normal bacon. I felt like I was wrong for asking as the staff looked flustered and reluctant to prepare something as common place as bacon. The pre-cooked normal bacon was heated in an oven and therefore turned into rubber making it too tough to enjoy. It's my understanding that you can't call a product Halal certified if it's prepared in the same kitchen as bacon anyway?? Just food for thought...

Bed was very comfy. Pool and spa very clean and good temp. Omelet chef was lovely.
No remotes for the tv's in the room. Had to call reception 3 times for them and by the time we got them we didn't have much time left. The man in the bar on our second night was very unpleasant.

Great location handy to transport hubs, various tram lines, the arts precinct and city centre. Staff were welcoming and helpful and the room was spacious and comfortable with a small, well appointed kitchenette.
Bathroom was a little dated and a shower over the bath isn't ideal.

Entry ramp would be a good addition - most of us have suitcases etc.
Rubbish DYI just ridiculous.
Dripping basin tap and bathroom tiles well marked and sticky floor.
