Location is perfect. We had an amazing view of Asinelli tower from our private balcony and incredible tortellini at Ristorante Il Tinello right across the street. Marco was very welcoming, he went above and beyond to make us feel at home after we experienced hours of issues and delays travelling to get to Bologna. There are very nice views over the rooftops from the bedroom. The rooms are in an attractive old building. The bed was very comfortable and everything was clean.
The bathroom is down a shared corridor, so there is no privacy and other people staying in the upstairs bit of the flat might walk past any time. Dressing gowns were provided, presumably for that reason, but they have shrunk so much that they don't meet at the front! Breakfast is a coffee machine, teabags, milk, yoghurt and dozens of dry cakes wrapped in plastic. We didn't touch any of it, as the flat is surrounded by lovely cafes. We arrived as arranged between 1 and 2, but the owner had gone out, meaning we had to sit in the cafe downstairs for over two hours with our luggage until he came back, which was quite annoying, but may just have been a misunderstanding.

The place is located in the central area and is easy to find. It is clean and comfortable.
As it is the last floor in the building under the roof, the bathroom ceiling is too low - it is impossible to take a shower if you are taller than 1.60 m. The breakfast is consist of packaged food only (rusk, prosciutto, cake and other sweets), coffee, tea, milk, and yogurt. For me it is overpriced.

the balcony was an amazing place (the photo attached is taken from the nearby tower.) everything was modern and worked. a choice of coffees and teas and pastries for breakfast. security was excellent.
but above all, Marco was genial, helpful, and friendly.
this is a small thing: a car, even a taxi, cannot be brought right to the front door due to traffic restrictions. a block away is possible. luggage with wheels is helpful. it is so worth the small extra effort.

I went with a friend of mine and we really loved our stay there. We occupied two rooms of the total 3 or 4 that were there, so since initially there was no one else, it was like we had all the place for ourselves.The accommodation is in a central position and the rooms are clean, big, bright and have AC as well. The beds are big and comfortable. Breakfast-wise, you can have hot chocolate, coffee, milk, tea, orange juice, etc. as well as packed croissant/pastries, yogurt, nutella and jam pots. You can also store something in the fridge if you need or take crackers and water throughout the day as the owner comes and puts new bottles of water for the guests every day.
Nothing really. If we come back to Bologna, we'll definitely coming back here!

The apartment is located at the city centre. The location is excellent. You have everything you need very close to you. The WiFi was good and the apartment was clean. Also it had a nice balcony with view. Marco was very king and friendly and he had no objection to keep our luggage after our check out.
Three things made us upset about our stay there. The first one is that on the photos on booking there is no photo of the bathroom. The roof over the bathtub is very short. I’m 1,74 and my head was touching at the roof. It was not comfortable to have a proper shower. The host gave us an alternative to use another bathroom, but it was on the first floor and was shared with others.
The second is that the breakfast was packaged and not fresh. That was also not mentioned at the apartments description.
And the last one that I think is the most important is that we didn’t have a private room. We are a family and the description said that it is a suite with two bedrooms. Instead of that it is a two floor apartment. In the first floor there is one bedroom with a bath and a shared kitchen. In the second floor two bedrooms and one bathroom. But the rooms of the upper floor are not separated. So it is not a suite with two bedrooms. It’s a shared three room apartment. That was what makes us most upset. It was not referred at the description.
I will recommend it for people that have no problem to stay in a shared apartment.

The building is very nice and so is the apartment. The views from the windows and the balcony are stunning. The apartment is very central and close to the beautiful spots of Bologna and to many services. Check in and check out are very simple and smooth. The owner is very friendly and welcoming.
One of the bedrooms in the loft is quite small and it would be more suitable as a single room. Also the bed is small and is not suitable for a tall person. There is no kitchen or no sink to use so bottles of water are available which creates plastic pollution. No recicle bins available.

The breakfast only had yogurt and small bread in a plastic bag, so don't really count on that to eat in the morning. Thankfully, there is a nice spot outside the building to eat.
We were on the last floor so the roof was low in height in our room and in the bathroom so not always easy to take a shower. Thankfully there was another bathroom downstairs that we could use as well.

Unfortunately it was not possible to leave our luggage for the day after our stay - so we had to pay for nearby luggage storage - Marco helped us to find the place but we had to pay for storage as our flight was in the evening.

The location couldn't be better. The rooms on the second level has enormous charm, and this level feels very private. The connecting deck would have been wonderful to use in better weather. Our host was gracious, respectful and helpful.
No direct curb access for a taxi for the mobility challenged, the nearest street drop off is maybe 30 meters. For some reason, our taxi driver dropped us off a few blocks away.

Right in the heart of Bologna’s Old Town. Couldn’t get a better location! Surprisingly very quiet considering the central location and we were there on one of the busiest weekends of the year. We rented the entire 2 floor apartment for 2 couples. It is a B&B so you could potentially be sharing with other people just to be aware. A small balcony off the upstairs bedroom and a Juliet balcony off the kitchen. Kitchen had a bar fridge with milk, yogurt and juice. There was coffee, a kettle, cereal and some packaged pastries with all the necessary dishware and cutlery. (Italy does not allow B&B’s to serve fresh foods.) No microwave or other kitchen facilities. Marco was an excellent host. Very helpful with restaurant recommendations and quick to respond to WhatsApp messages.
There was really only one shower downstairs. The upstairs bath had a bathtub but was too short to have a proper shower. A bath seat would have worked well there but we managed fine.
