Incredible location - right in the square next to some of the most iconic sights in Parma.
Staff were lovely - helped us with our bags, booked a New Yearโs Eve dinner for us in advance, super helpful with directions and recommendations.
Parking was close by, about 4 mins walk away. It was secure behind gates. Not the easiest to drive to the apartment (but staff gave very helpful directions). Also given the time of year, there were road diversions which made it trickier than usual.
Fantastic to have helpful staff but a full apartment with kitchen and washing machine. Highly recommend and would stay again.
Kitchen was underequipped, didnโt have any salt, pepper, cooking oil so you have to go and buy those yourself.
Internet was slow and unreliable.
Otherwise, fantastic stay!

Nothing to complain about, could maybe at salt to the list of available items for cooking, but then again butter, and oil would have to be added, which might suit better the great small gourmet food shop by the entrance (which has a fair price by the way). The shower could have an hydraulic pump to increase water pressure.

Palazzo Dalla Rosa Prati is wonderfully located, in the heart of historical parma and a few steps from the Cathedral and the Baptistery. I don't think a better location is possible. The Palazzo itself is beautiful. But location and charme are not everything. When I stayed t Palazzo Dalla Rosa Prati in the past, breakfast was served in an attached room, which made it convenient and easy to access. Now that room has been converted into a restaurant of sorts and breakfast is only available in a tiny cafรฉ located across a street, with only two minuscule tables and a very limited selection. The reception is open only from 7am to 8pm, which is too short for a four star hotel. This is problematic because any after-hour problem can result in blocking access to the rooms. For example, on one occasion, my key card malfunctioned at 7:30pm: I was able to have it changed, but had that happened only 30 minutes later I would have been in trouble. The staff are variable, some are competent others are not. When I first arrived, my wireless connection didn't work because my laptop had memorized a previous password, which had since been changed (BTW, the new password was unnecessarily complicated!). I was able eventually to get it fixed, but it took time and effort. Finally, while the suite I was staying in was okay, the bathroom was so strangely organized that I had to (literally) jump over the bidet to get into the shower. In sum, Palazzo Dalla Rosa Prati is a lost opportunity and I cannot recommend it to anyone traveling to Parma for business (as me) or pleasure.

I loved everything about this amazing place. Location cannot be more central as you are already in the palazzo on the square with the main landmark of the Parma. I was extremely lucky to live exactly in the room where I wanted to live, which I loved the most on the pictures. Have to say that it was very beautiful.
Bed was great and it was SO quiet, - perfect to sleep well.
Next great thing is breakfast in a cool bar nearby.
Ladies at the reception were very helpful to book restaurants for dinner and call a taxi.
Previously I stayed in four other hotels in Parma, but this one I considered the best.

SO charming right on the centro storico piazza, close to the theatre, museums, amazing restaurants, chic shopping stores, amazing cafes (highly recommend family run Bar Cardinale), galleries and even a short walk to the river. Honestly this location was better than I had expected. When I booked this apartment, I did not realize it was in essence a hotel and a stunning one for that matter. I drove from Florence to Parma and had some problems with the directions that were being given to me by google maps. Once I got to a location where I could go no further, I called the location and Juliana literally walked a block and found me and led me to the hotel. Everyone there were so accommodating and wonderful. I also had an issue with my rental vehicle and one of the staff took it upon himself to look up the error message and sent me an email with exactly what to do in order to fix it. I loved that there is also a little store in the lobby of the hotel where I bought a large amount of Parmigiano Reggiano and Balsamic vinegar from the area. SOOO GOOD!! The location was also amazing, we were right on the square of the Parma Cathedral and Baptistry, absolutely stunning. We could see the baptistry from our room. There is also a lovely Cafe called Cardinal Bar Srl right outside the hotel to the right where the owners were lovely.
I was a little disappointed in how we were treated in the 4 separate restaurants we tried. The food itself was fantastic, however the staff at 3 of the 4 of the locations spoke poorly about "Americans" before they realized I spoke the language and then just avoided the table. We literally just ordered and were extremely polite because I know how Americans can be perceived, so this was unexpected. It was uncomfortable and that is a shame because it was my first visit to Parma and I was excited to visit. I'm not sure I will go back because we didn't really feel welcomed. I will however say that the staff at the Palazzo dalla rosa Prati were the complete opposite. They were beyond wonderful and helpful and if I go back it will be because of them. Maybe if we had done a tour outside of the city our experience would have been different. I may give it another try because it was a beautiful city.

They upgraded us to a 3 bedroom apartment even though there were just the two of us. So each had our own dressing room!. The location is fabulous. Right on the cathedral square. Restaurants and sights all within walking distance. There is an elevator to the upper floors so easy access if you mobility issues.

The staff who checked us in were very helpful with directing us to the parking garage and getting us settled in our room. The thing that blew us away though was their response after we had no hot water. We didn't realize this until late at night when we came back from dinner to shower, and I emailed them since I didn't want to make an international call. They emailed me in the morning and came immediately to fix it. They were then SO apologetic and offered to not only discount our accommodations but also treated us to the most lovely breakfast as part of their restaurant. It ended up being one of our best / favorite meals. The location is absolutely amazing and the rooms were wide and spacious. It was fantastic to have a washing machine in the unit.
The decor in our room was underwhelming. We had seen the pictures online and I was excited to show off a fancy stay in a palace to my kids. But the other experience more than made up for the less interesting decor.

No AC so the room was a bit hot. It was cool at night luckily, so we opened the windows. Windows were on private courtyard so noise was not an issue. No screens in the windows so not sure what it would be like in the summer. Parking at the offsite lot is a little challenging to find but i figured it out with the map and good directions from staff.

Very large room, excellent location. Maybe even too good ! (Read after how challenging it can be to access the hotel)
It can't be closer to the Duomo's place... And in the middle of the restricted area for cars. I don't recommend a check-in when there are too many people on the streets (you will need to gently push them with your car, literally). It is OK if you arrive like us in the early afternoon.

The location was absolutely perfect! Right next to the Baptistery and Duomo, and right in the center of town. The three-bedroom two-bathroom apartment worked great for us. The washing machine was a real plus since we had travels before and after our stay in Parma. The staff was always very responsive and helpful.
The kitchen is rather minimalist. No oven, no toaster, no bowls. Given the size of the apartment and how conducive it is for a longer stay, this was a real drawback. The location is a bit tricky to get to but the staff were very helpful in providing clear directions as to how to get there and also to the parking location which is in a separate location close by.

By no fault of the hotel, getting to the hotel by car is a bit tricky since it is in the pedestrian zone. All you have to do is communicate with the staff who were very helpful in guiding me to their parking area behind the hotel.

What a location! What a lovely hotel! My room was beautiful and spacious, and overlooked the Piazza del Duomo. The staff were friendly and welcoming and very helpful with information about restaurants and tours. I booked a tour through them of a local organic producer of Parmigiano reggiano. The tour was excellent and a true highlight of my trip.
Breakfast is at a nearby restaurant rather than in the hotel. Because I had planned activities early on a couple of the mornings I stayed, it didnโt work for me. Instead I bought some fruit and yogurt and had a quick breakfast in my room. Also, I was awakened early one morning by what I later learned was street cleaning beneath my windows. Obviously that is beyond the control of the hotel, and my room was otherwise very peaceful.

We LOved Parma! and the hotel was also in an excellent Location... we walked all around that beutiful town and had some incredible meals! we toured the Baptismal (right nest to the Hotel) I also had the great please of meeting Victorio the operator of the Hotel Prati. Mary Jo and I would love to come back to Parma again someday and would definitly stay at the Palazzo Dalla Rosa Prati.

This was a great place to stay! Can't beat the location, right in the centre of town. Lovely room, clean and quiet. Wonderful efficient staff and check-in. One drawback is they don't offer breakfast (we recently were in Italy for a month and stayed at various places, and this was the only one that didn't offer breakfast).
