The location was great! It took less than 1 minute to get to St. Mark's Square. The location was very convenient and within walking distance from the water bus. We enjoyed sitting out on St. Mark's Square every evening listening to music. The room is located above the shops, we are very thankful the noise did not travel to the room. We also appreciated the video on how to find the location, Venice is a maze.

No elevator (understandable due to the age of this historical building). Luggage storage and upstairs hotel door do not require keys; could improve security. No staff on site at desk although someone was always available by phone. Slight inconvenience having to wait on someone to check in. Night time staff was incredibly kind and professional! Did not interact with any other staff

The photos are accurate. The room was comfortable. The air conditioner worked. The Murano tour arranged by staff was excellent.
Warn people about the two long flights of stairs. The steps are steep and not even. The lighting is poor in the stairwell. In hot weather the stairwell is a sauna. The shower controls were finicky and didn't want to work half the time. Lighting in bedroom is below par. The bathroom was fine.

Surrounding places to eat were amazing. Easy walking distance to all amazing locations- Saint Marc Square is just a few feet away. We heard the church bells go on every hour. The gentleman gave us an upgrade room with a balcony- which was an amazing, beautiful room with the Saint Marc Church as our view. My husband and I were to impressed and would bring our kids to the same place again. Thanks so much for a wonderful experience.

The location was as good as it gets and we upgraded to the view of San Marco Square and the Basilica. The gentleman who keeps the rooms clean was amazing and Asela the host was very attentive.
We were surprised to find 2 very long stair cases to carry our luggage up and there is almost never anyone at the reception desk. That said, Asela is very responsive via WhatsApp. The front door is an automatic doorbell that unlocks the door after you press it, so anyone can get in that stairwell. Yes, you need a key card to access the floor with the 6 or 7 rooms, but having someone at the desk would have felt a lot safer and worthy of the price. The bed was good, not great.

Asela surprised us with an upgrade so we actually stayed at their property at 312. Shevon was also very helpful when we checked in and escorting us to the Water Taxi for a trip to Murano. The room was very nice with a altana (balcony). The room was very clean and cleaned every day. Between the room and staff, would definitely recommend this hotel.
Although not a real issue for us as early risers, you do hear the church bells at 7am.

We had a truly enjoyable stay and decided to splurge on the room overlooking San Marcoโs Squareโit was absolutely worth it. While not a balcony you can step out onto, the view itself was breathtaking and made the experience feel special.
The host went above and beyond with detailed check-in instructions, even providing a helpful POV video starting from San Marcoโs Square and guiding us all the way to the property. Communication was excellent; they were quick to respond via WhatsApp whenever we had questions and even offered thoughtful recommendations on how best to reach the hotel from the train station.
The room exceeded expectations: spacious, spotless, and well-appointed with complimentary water, tea, and coffee. The combination of comfort, convenience, and attentive hospitality made our stay memorable. We would highly recommend this property.
Guests should be aware that the Basilicaโs bells can be heard from the room. We may have slept through some of them, but they did ring at 7am. For us, it added to the charm of the experience, though itโs worth noting for light sleepers.

Based on prior reviews and description, we thought we had a view of St. Marks Square and the Basilica. We had a Superior King room. We had a view of a wall through two small windows. The location was excellent with easy walking access and 2 min from Basilica San Marco. There was not good ventilation, esp in bathroom, and on opening windows we had many mosquitoes (and many bites!), not expected in March. While the staff was great and room otherwise comfortable but small, the lack of any view was especially disappointing and I felt we overpaid for this room.

I liked how close it was to the center of town. They gave us free water when we checked in. The bathroom had a towel heater. They booked us a Murano glass tour.
The room was very small. The bed was very uncomfortable. The AC didn't work and when we opened the windows we dealt with mosquitos biting us all night. Also, the businesses below were very noisy all night. They closed around 2am and opened around 6am. We were right in the street and people were shouting and smoking constantly. The room was up several flights of stairs without an elevator, which wasn't in the description. The room didn't match the pictures. I booked a superior room and when I checked in I was told that's the lowest grade room. They didn't have any other rooms available. They said deluxe is a better room than a superior. However, the definition of superior is:
