The room is nice and spacious, it's an extention off the back of the building so you don't hear any noise from other guests or anything, very clean, the hot tub is amazing, in a little garden private to the room, we stay at this room every year, approx 5 min walk to the pier and breakfast delivered to this room.

Could do with some hooks maybe in the bathroom to hang up dressing gown, otherwise nothing else.

Everything was very clean and very well equipped, the staff was lovely. The lobby was very pretty, the room was small but perfectly enough for one person. The beach is very close and there are a lot of bus stops nearby.

The shower was in the room and not in the bathroom which was very random for me. When there was a storm the wind came in through the window as it did not close properly so it was a little cold in the room.

Arriving Saturday evening we were delighted to be offered an upgrade to a bigger room, which was a nice surprise. The room was very comfortable and large. Had everything you needed for a pleasant stay. The bed was super comfortable, with lovely cotton sheets. After a busy night dancing it was bliss! Shower was nice. The view of the pier and the sea was the icing on the cake. Daniela was a charming lady who showed us around and was professional and friendly.

Excellent breakfast with a wide choice of cooked or buffet selection including cold meats, fresh fruit salad, fruit, yoghurt cereals etc Location is fantastic, with a bus stop 2 mins walk from hotel which stops near the Pavilion, the Lanes and main shopping areas. We had a wonderful two night stay at the Sea spray hotel, staying in their Eden Garden Suite. The room is an extension to the rear of the building with a small courtyard garden with hot tub, and being in an extension there's no other rooms adjacent to it and it was so quiet and peaceful. The hotel is just a few minutes walk to the sea front, and right in the heart of Kemptown,a perfect location.

A cozy little hotel with a great breakfast! It is in a quieter part of the city but you can easily access everything on foot and the neighborhood is good. The breakfast is served in a hotel nearby but the walk is very short. Also, the sea view is amazing! The room was spacious and I was able to use Wi-Fi for work. Overall, I enjoyed my stay!

Stayed overnight for my daughterโ€™s birthday. When we arrived the lovely lady on reception presented us with Prosecco as a bday surprise! All the staff were so friendly. The room was lovely, very clean and bed very comfortable. We had a sea view room which was lovely. No lift, Iโ€™m guessing because itโ€™s such an old building so be aware as the stairs are quite steep and narrow. Breakfast is served a few doors down at the Charm hotel, their sister hotel , this was amazing!!!! The food was fresh and hot and such a wonderful variety! Again the staff were so friendly and nothing was too much trouble. We were able to wait in the lounge area once we had checked out at 11am, while waiting fie our Uber, however there wasnโ€™t anyone on reception and the tea/ coffee making facilities didnโ€™t have hot water so unfortunately couldnโ€™t make a hot drink while we waited, which was a shame. But it didnโ€™t take anything away from our stay , and would definitely stay again. Thank you so much for making our trip to Brighton lovely.

Great location with very friendly staff. Good breakfast selection with extras available on the weekend, such as eggs Benedict (although i feel these should also be available on a bank holiday too!) Beds and bedding were really comfortable, tea and biscuits in room were a bonus and also available in the lounge area. Our view to the sea was lovely too. They even left little chocolate eggs for Easter :)

The room on the first floor was spacious and well-appointed. It had a lovely Bay window with a great view of the Sea and it also had a little balcony, ideal for sipping afternoon Tea in the Sunshine. The bathroom was clean, the shower was good with plenty of hot water and good pressure. Very classy toiletries as well. Bottled water and Tea, Coffee and Cookies were also provided, the luxurious cookies being a nice touch.

The towels were too small, not bath size, which, in the absence of a towel robe, made drying onself more difficult. Also the 'heated' towel rail never came on. When I enquired I was told it was linked to the Central Heating System but seeing as it was very warm outside it never came on. This meant the towels didn't get dry and we had to get new towels instead of re-using the old ones.

Had a pleasant 2 night stay here, midweek, for ยฃ274/$370, which is actually quite reasonable for this fantastic location, lovely service and quality. The one painful bit was no official parking, but that is normal 90% of the hotels around Brighton Beach. PROS: -Friendly Service all around from the check in staff, cleaning, and breakfast staff. -For European standards, the "Family Room" we stayed in was spacious, clean, private patio, and a large bathroom. Albeit it was in the basement floor(which is normal for Europe.) -Comfortable Beds, large LCD TV, and even a small refrigerator(very rare! :)) -Walking distance to everything: Brighton Pier, Beach, Royal Pavilion, Shops, restaurants..i360 tower is a mile away, but a scenic walk. -Excellent breakfast buffet with lots of hot foods, even smoked salmon bagels!

CONS: -No dedicating parking lot, it was a bit of nightmare spending 30 minutes driving around trying to find street parking, which we luckily found someone leaving just across the street. -Old creaky building, as most are in the area, so you'll hear lots of footsteps, especially in the Brighton room. -No Airconditioning, though probably not needed 90% of the time. -Breakfast is a the sister hotel The Charm, just 3-4 short buildings over, but could be annoying if its raining heavily.

I really didn't like it at all that our room was in the BASEMENT - cellar, subterranean level. A sort of window facing the basement light well. This is literally substandard. The other room (we had two) was great but ours was a disappointment.

Nice little hotel on the east side of town close to gay village and beach. Stayed in the New York 'Penthouse', large attic room, lots of space, breakfast served in sister hotel a few doors up. Itโ€™s part of a complex of old row houses converted into boutique hotel. It was really too old to be called boutique. But itโ€™s sister hotel called charm had a day spa. I had a wonderful massage there.

We had to go to the charm hotel a few doors down for breakfast. It was pretty good, but the pastries were really not had much better in London. Also, the stairs are short and steep, and I was on the top floor at 76 my knees do not like that.

Great location staff friendly and helpful, room clean bed comfortable. Good TV and wifi. Plenty of tea coffee and milk to make a drink in the room. Breakfast was delicious.

I ordered breakfast and was surprised to learn I had to go a few houses up the road to the sister hotel for my breakfast no big deal but a bit strange first thing in the morning.
