We stay in this hotel for 5 or 6 nights. First in one room that was excellent and clean
The second room that face the street and with a bathroom that was not properly clean. Additionally the second room didn’t have proper isolated windows, we heard the noise in the street, it was really laud and uncomfortable, it is impossible to sleep in this kind of room.

Decor was nice. Beds were very comfortable.
The shower head leaked into the floor. Staff wasn’t very helpful. We ordered food delivered a few times and one of those times the delivery guy wasn’t allowed to bring it upstairs and left it at front desk; they never notified us. Later they were telling us they did but were laughing about it. Also, no onsite parking.

I stayed in the newly renovated penthouse, which is spacious and has access to a patio. It includes a built-in bathtub. The hotel's new interiors are very aesthetic, and the vintage feel of the old lift adds charm. They offer a baggage station to securely hold your luggage if needed. There was no water in the room, but a water machine is available in the lobby. The staff was nice.
Unfortunately, the bathtub didn't work, and despite informing the staff, it was not fixed during my stay.

The bed was very comfortable, and the room was clean and looked newly renovated. The staff was nice and helpful. We liked the 24 hour coffee and tea available in the lobby. It was quiet. The location is close to downtown, Cable cars, North Beach, Chinatown, City Hall and the Theater/Arts District. There was street parking and a nearby garage on Bush Street. We parked there 9pm-9am for $8.
The remote didn't work to turn on the fan, so it was a little warm. No hand lotion in bathroom. This is not the fault of the hotel, but be aware that the Tenderloin is a few block south, and it is best not to leave any visible luggage or items in your car due to the citywide problems with "smash and grabs."

I didn't like poor sound isolation, we had problems with sleeping at night because we heared literally everything from the next room (problem was not in the other guests, they had normal activities, like watching tv and talking to each other), but we could hear them as if we were in the same room.

I loved the modern touches mixed with the old charm. The elevator was so cool. I also loved the price, it was extremely affordable. Wifi was good and everything was clean. The fresh fruit water in the lobby was a nice touch.
There was a door connecting my room with another guests. Unfortunately it wasn't sound proofed at all–I may as well of had the other guests right in my room! I got the lowdown on Cathy's promiscuous ways, and the guest the following night's bedroom preferences... TMI. I tried to shove a towel under the door but it was no use. Very noisy when I wanted to sleep unfortuantely.

I really liked the bathroom, clean, modern, with everything I needed.
The reception desk helped me out by lending a spoon so I could eat my ice cream :)
There is no air conditioning in the room (there is a ceiling fan), although I didn't suffer from heat, I don't think this was super clear upon booking.
Room was quite small, I wish there was at least a very small table and chair.

Modern decor, comfy beds, big storage area for bags if you're stuck in between the hotel and your next stop with luggage. Was really great to have a fridge in the room, and it ran quietly. Ceiling fan gave sufficient cool air. Soap, shampoo and conditioner provided, and smelt great! Lobby was a really nice space.
Shower didn't drain properly. Furniture in the room was generally a bit dinged up. No air con, only a ceiling fan.
Area is right on the edge of Tenderloin which is a terrible partner town, full of passed out drug users.

The lemon-flavoured ice water in the lobby is a nice touch.
US$200 damage deposit seems a bit steep.
Tenderloin district down the hill might be a shock to sheltered travellers.

For the money, our trip and stay at nob hill hotel was really good. Our rooms were really clean and modern, shower was great,bed really comfy and amazing pillows. Couldn't fault anything ,really good value for money. The hotel is close to cable car stops but we walked down to pier 39 ,which took us about 30 mins but we didn't rush. We liked the 24 hour reception and the tea/ coffee available at all times. Reception area very welcoming, lovely art work. Overall, a fabulous hotel , thank you

We could walk to the fireworks (20 minutes or so), and there was excellent sushi a 5 minute walk away. The water with fresh lemons in the lobby was a nice touch. The old building appealed to our aesthetics. The room was clean and comfortable.
The neighborhood is active (especially on the 4th), and a bit of a walk from the metro (we took the train from the airport). If you are traveling with bags, I would recommend a taxi from the airport, especially if you are traveling with young children. I believe it is also reachable by bus, if you are familiar with SF buses.
