We were in Trieste for the 2nd time and stayed in the accommodation. The communication was again totally uncomplicated. Our arrival time was taken into account individually. Luca had contacted us, Mr. Silvano was there on time and gave us the keys. The flat is in a phenomenal location in the old town. Everything is within walking distance from here. Shops, great places to eat, the sea....
The rooms are equipped with everything a traveller needs to feel comfortable. Everything is lovingly furnished to a high standard. This makes travelling fun. And we will certainly comming back. Thank you for everything!

Excellent value for the price and the location is one block from the grand canal and 4 blocks from the main square. Tons of convenient restaurants and coffee close by (also a coffee maker in the room with coffee). Everything was wonderful!

I loved the marriage of the old historic building with the new and modern facilities and decor. Both the room and the bathroom were quite large and spacious and everything was impeccably clean. In addition to the property, the staff was friendly and efficient. I was met promptly at the door and shown to my room; the gentleman was perfectly clear in his explanations of everything. The building was very secure. Also, the location was on a quiet street, but only one street over and steps away from all the activity - many restaurants, bars, sites and people.
I didn't realize that the bathroom was an exterior one. It was, however, private.

Good location. Walkable to several spots - train station, bus station, cruise terminal and close to canal and eateries. Room was very large. Bathroom was modern. Wifi was fast.
UPDATE: After my review was posted, I get a lengthly response from the property accusing me of being a liar and not telling the truth. They claim I did not tell them my arrival time. I've included screenshot of my conversation with the property, with arrival time and flight number. They were NOT THERE at that time. Also, told them I'm traveling abroad and don't have SIM card and may have issues finding wifi. Well, you can see from response, "not my problem your phone may not work". What is the point of arranging a time then? I checked my phone at Rome airport before arriving at Trieste, they didn't say, "we will not be there, you need to call again". I don't appreciate them speaking down to me like I'm stupid. I travel ALOT and stay in these places before in Madrid, Barcelona, Rome, EVERYWHERE, never encountered this before. Host should be THERE to let you in. Run your property like a business, because people are actually paying you real money. I'm not asking for the world, just be there to open the door.

Host was not there at agreed time, even though I confirmed 3x and even gave him my flight number. Host contacted me 2 days before arrival that he will give me instructions via WhatsApp which is ridiculous to "arrange" for check in. This is surprising to me, since my arrival time is weekday at 4 to 5pm. I expected this is not to be a problem. Was told that this is an "apartment" not hotel. I've stayed in this types of places before and host is there during normal check in hours. When I got there, and nobody was there to let me in, and I couldn't find wifi or have a SIM card, so I had to ask a nice person in the bar downstairs to call the host and waited 10 minutes until he let me in. This was not what I expected after traveling over 16 hours. If I had known this in advance I would NOT have booked this stay. There are plenty of places in Trieste.

The location is right in the city center, a few steps away from the area with the restaurants. The room looked exacltly like in the pictures, big and spacious. We had a coffee machine, tea and water.
Luca and Silvano, the hoats, are very friendly and gave us tips on parking and good restaurants in the area.
The bathroom was reached via a common hallway - which made this a little incomfortable. The plus is that the bathroom was very big and it had a shower and also a bathtub.

The design and decor show a very good taste, elegant and modern. Bathroom also really well designed and ample. Perfect location mid way between Piazza dell Unità and the train station. In general a very pleasant place.
I had a major issue with the allocation of the infamous "Green Room" that many on Booking have noted on their reviews having the bathroom being located at the bottom of the hallway and definitely not in front of the green room actual bedroom door as I was repetitively told.
If I knew it in advance I would have never booked it. The bathroom is really beautiful but still you have no privacy and it doesn't feel comfortable to walk to the bathroom whenever you want knowing that any minute someone else from the other rooms can walk past. It is simply not relaxing.
Luckily the hosts listened to my complaint after I involved also Booking customer service. So they changed my room the following day to one with ensuite which was perfect but let's say my first night out of three wasn't the most relaxing ever especially after landing late at night and having no idea of the reality of the room and bathroom situation. Definitely not a good start.
In general the place is beautiful but this room is definitely impractical and uncomfortable to use even if it is large and elegant.
Shame the Booking website doesn't show a clear image of the reality If I'd known I would have booked another place or requested another room with ensuite immediately and spare myself a very uncomfortable first night.

Very disappointed at the fact that our room didn’t have an en-suite bathroom. Despite the incorrect written description “room includes bathroom”, the bathroom was physically detached at the end of a communal corridor. Which presented privacy problem and discomfort. For mere 130 euros/night. We felt tricked and misinformed. Turned out there is a floor plan image concealed within the selection of 24 images. So according to the host this was our fault for chosing the particular room. Not customer deception ! So unless you like the “hostel” concept avoid the Green Room!

My second stay during a work trip in this area of Italy. Comfortable bed and nice studio setting. Lots of light as Green Room faces front of building. Bathroom larger than other studios as it has a lovely tub too. Location is close to waterfront and within walking distance of restaurants and shopping streets plus few sights of interest.
The only negative for me was having to walk into hall for use of bathroom.

The location
No a/c like stated on Booking. When asked about this, host said he does not install the a/c until June 1 & claimed that was the law. We have stayed in several other apartments in Italy from May 15 to May 31, & all had working a/c. He told us to open the windows. We did, & the bugs & noise were horrible since the location is near water. All we needed was circulation, not cooling. A fan would have been enough. *LISTINGS SHOULD BE REQUIRED TO INDICATE THE DATE A/C IS AVAILABLE IF NOT YEAR ROUND!* The building is old, so the floors are terribly squeaky. You cannot get up to go to the bathroom w/o waking your partner. When we looked for outlets near the bed, we found that the two bedside lamps were crudely wired together behind the bed, which is a fire danger. The closest outlet was near the foot of the bed, further away than most phone cords. The kitchenette was nothing more than a closet w/microwave, hotel fridge & coffee maker for which we could not locate pods at the nearby grocers. There was no sink for washing up. Yes, it is a big apartment but the living area is essentially wasted space. More kitchen w/cooktop & sink would be better. We cannot recommend.

Crops City Stay was our entry point for a 3 week discovery of Slovenia and a return to Venice/Florence/Tuscany. Clean, spacious and comfortable room a block away from the canal and waterfront. Surrounded by shops, restaurants and bars. Everything was fine, communication was prompt. Easy to recommend.
Nothing. However, we did have an issue getting from the airport to the city. We initially tried to come in to Trieste by the bus along the coast, bought tickets to the wrong place, but no bus anyway. Were told that there was another bus, bought more tickets, no bus. Advice: take the train! Modern, fast and direct. And we bounced around the next morning due to a variety of opinions as to where the downtown car rental office (Budget) was. And then there were the experiences with the toll booths on the Italian autostradas….

So impressed that Luca kept my bags at the restaurant owned by the same group so I didn't need to lug them around Trieste with me during the day before I could access the apartment!
Initially had trouble connecting to the wifi, but Luca explained that the apartment was so large that it didn't work in every corner, and thereafter it worked like a charm!

The location near the Canal and the center of Trieste was great! Many good restaurants in the area and important things to see.
The bathroom was across the hall from the room so you had to go out into public space to use it. Very inconvenient in the middle of the night. There was no air conditioning or fans or any way to cool the bathroom in very excessive heat in Trieste. There was no sink or source of water in the room. It was just a large basic room. Was able to cool the room, but the cooler was very noisy. Did not meet the property manager at all. Room not as expected. Was overall disappointed and would not stay there again.

It was located very close to the cruise ship wharf. Lucca, the manager was quite helpful and friendly. Crops Soup and Salad restaurant was near the property and we had a delicious lunch there.

Easy and comfortable check in, the room is nicely furnished and very clean. The location is also very convenient.
What we didn't like is that the private bathroom is across the corridor, which is accessible to several rooms. Even parking is not guaranteed and is not free.

This is the room in appartment, but looks like a separate appartment, with bathroom, and even small balcony. Like in hotel room, there is no kitchen, but there is a coffee machine, for us was perfect for one night stay. Very good location, and all functioned very well.

Great location! It's in the middle of the Old Town, one block away from the middle of the Grand Canal, and a 10min walk from the bus terminal. Also, easy to catch a bus nearby, e.g., to go to the Miramare Castle. Plenty of restaurants nearby, but most of these target tourists, so if you want more "typical local food", you'll have to walk 10-15 minutes. The apartment I had (Taupe) was huge: the bedroom was enormous, then there was an adjacent TV room (which I did not use), a small kitchenette off the entrance hall (mini-fridge, microwave, kettle, coffee machine with 2 pods, toaster, no stovetop), and a decent size functional bathroom. The windows (old style two panes) were good for noise insulation, though I could hear some loud noises if any (e.g., truck) - but the neighborhood is very quiet at night. The floors are real wood, beautiful old style, and they creak as you walk on them - I loved them, reminded me of my youth. Also, Luca (owner or manager) communicated very effectively with me before my arrival, and guided me to get into the building through to my room - I felt well supported.
Small things. As the rooms are so big with high ceilings (loved that!), they could do with a bit more decoration, e.g., large paintings or pictures on the walls; or some wall-paper depicting a scene of Trieste; I have seen this done beautifully in other apartments where I have stayed. The bed was a bit soft for me, but it's an individual preference. The toilet is a bit frustrating - it takes several flushes to "do the job"... Also, careful, my room was en-suite, but some rooms have their own bathroom across the hall.

The room we had was self contained and very comfortable and clean. Luca was very helpful and allowed us to leave our bags at the place he worked as we arrived in Trieste earlier than check in time.
