Brighton House is a 200-year-old, listed building, and has the stairs to confirm this! As we don't have a elevator, we advise anyone who has difficulty with stairs to take this into consideration before booking. While we plan a full refurbishment of the historic building, we are offering a limited version for the summer period. We no longer provide breakfast for our guests and have minimalistic furnishings for the rooms.
This is why we are focusing on the budget offerings and hope to provide the basics for your stay. The perfect rest stop for exploring the beach, The Brighton Center, The Metropole, the Lanes and Preston Street for dining, all of which are all within walking distance of Brighton House.

The staff were really friendly, available and welcoming. They greeted us when we arrived, explained everything clearly, and allowed us to drop our bags. The B&B was peaceful and had a homely feel. The rooms are spacious with plenty of storage and good facilities (kettle, hairdryer). Breakfast was really good - plenty of choice and went way beyond the basics. It's well-located and easy to walk anywhere. Would absolutely recommend!

Location slightly west of the city centre, but Brighton is compact, so I could do everything I needed on foot. i360 is on the doorstep and was a fantastic way to start my trip. Staff were extremely helpful and friendly. Large bedroom was equipped with everything I needed, and was cleaned daily. Good continental breakfast buffet, with delicious home-made yogurt.
The water pressure in my shower wasn't the strongest - hardly a deal-breaker.

Have to start with the staff because everyone we met were absolutely amazing! The location is also great, near the city center. The breakfast was probably our most favorite thing and it actually really helped us get a better overall opinion of this accommodation. The bathroom felt really clean compared to the rest of the room. Would rate it an overall 5 but the breakfast was actually really nice.
To be completely honest we expected a bit more from the room itself especially with the amount of great reviews this place has. The furnishings are in urgent need of replacement, especially the carpet and the bed - it’s an old wooden frame with a mismatched mattress on top (though the mattress itself was comfortable). We never came back with the feeling of looking forward to getting back to our room. :( The insides of the drawers were lined with paper, with visible mess underneath them.

The rest of the team was very kind and welcoming too, very attentive and helpful. Facilities were good (everything you might need including hairdryer, ironing board and iron all there and handy - bed was comfortable, location and views from balcony were lovely. I was also pleasantly surprised and grateful the central heating was on and available, easily adjustable for my room - as, despite being warm September days, the nights were pretty cold- so it was wonderful I could adjust room temperature at night time as needed.

What a find. Location was perfect for all the touristy stuff in Brighton, just opposite the Brighton 360i. Nice and quiet at night. All the staff were lovely, friendly and made you feel.welcome. The room was clean and bed comfortable. The bathroom was fresh with ample space to place your toiletries. Breakfast was continental, but a good selection of food and coffee was good. Would definitely stay again.

The best things were the location the stuff and the free breakfast. The stuff we're friendly and efficient and attentive. The location was ideal because it was near the sea and the promenade but only a few minutes walk to the city centre. The free breakfast was fantastic because it was healthy and the was a wide selection of food to choose from. Though was cereals fresh fruit yogurt Meats croissant's etc and also soft boiled eggs. All in all we thought the hotel was exceptionally good value. We would definitely stay there again.
There was nothing that we disliked. The room was small but we had our own ensuite. We were out all day so did not mind a small room. We were on the fourth floor but we did not mind the stairs.

The main hub of Brighton is a bit of a walk down the road, which is good if you like a stroll. There is no parking and the car parks are not cheap. The car park in Regency Square is not open 24/7, so need to be careful that you have access to your car when you need it. There are other car parks nearby. There are some stairs to walk up to your room and no lift.

I booked a single room that came equipped with a kettle and tea/coffee, an iron and small ironing board, towels, a TV, and the Internet. Also, my own private bathroom. Everything matched my expectations, it was surprisingly quiet considering the location, and it was comfortable. The only reason I didn't give it a perfect score for "comfort" was just because I would have liked to have been able to control the temperature of the shower a bit more, but it was fine, and everything else was great.
The staff are phenomenal, the breakfast was lovely, and they leave pastries and sometimes other things (like really lovely home-made cupcakes!) in the foyer, which came in very handy for me when I was getting back later in the night a bit peckish. Very friendly, accommodating, and helpful staff in a fantastic location.
This isn't so much a dislike as the only minor gripe I can think of, and it's only that I would have liked the shower to get a bit hotter (but it wasn't freezing or anything, totally acceptable).

Brighton House is a lovely little B&B just off the Brighton beachfront. We had a lovely, spacious room, and the staff were really friendly - they kindly offered to run my ridiculous number of suitcases up to our room when we arrived, and always remembered how I like my coffee and toast in the mornings at the continental breakfast. It's in a great location for every must-do tourist hotspot in Brighton - walking along the seafront to the pier, visiting Brighton Art Gallery and browsing in the Lanes.
As with any older building, the shower can be a little temperamental - but it works perfectly fine once you get the hang of it.

I was allowed to leave my bag on the last day and collect later. And I was allowed into my room early when I arrived, simply hoping to drop my bag off.
Breakfast was continental, with ham, boiled eggs, fish as well as cereals and yoghurt.

I asked for extra butter that they were happy to provide.

I can't comment on the breakfast which is meant to be amazing but I was leaving too early to experience it. However the lovely manager did put out a grab and go breakfast which was just perfect. It is set back from the front on one of Brighton's beautiful Georgian squares, but the sea is still right there. Recommend.
