The place is about 5 minute walk to San Marco Square. The room was small, but clean, comfortable and perfect for our 2 night stay.
There are no elevators so be ready to take your carryon up the stairs. Deborah at the front desk was very helpful. Great 15% breakfast discount at E. Rosa Salva bakery.

Staff was great, very friendly and attentive.
The bells sometimes ring at odd hours. I suggest using earplugs if youโre light sleeper.

The location is perfect! So close to San Marco and Rialto Bridge. Easy to get a water bus, get to great shopping and delicious food. Property was simple and clean. Manager was helpful , kind and has perfect English. Check in was easy and communication was excellent.
STAIRS! Do not discount the stairs and stair comments! If you have a room on the top floor itโs 4 flights of steep stairs. This is a serious workout with or without a suitcase. There is no lift. The hotel plainly states this, but in our fervor to book such a great location, we did not pay good attention to the stair comments and it was definitely a factor!

2 mins walk to St Mark Square, but after all Venice is really small, it's just not worthwhile to pay that much to stay that close to the square.
The windows curtain cannot completely be shut, which means you have no privacy.
The shower glass door does not work, which means after each shower the bathroom is basically flooded.
The bathroom has a suspicious smell.
The room is incredibly small.

The location is perfect. Itโs literally steps away from the Piazza San Marco. Itโs right in the heart of everything. Itโs clean. Itโs surprisingly quiet given itโs right in the hustle bustle. The window makes the room completely sound proof from the busy street right outside. Staff were all very nice, friendly and helpful. Wi-Fi speed was decent. We were there in the winter, the room was warm and cozy. Shower water pressure was great and the water was warm. I liked the shampoo/shower gel.
The building was old and stinky especially at the entrance. The hotel was located on the 2nd floor from the ground up. The area between the first locked door on the ground and the second locked door on first floor sometimes got really smellyโฆ No elevator. The stairs and hallway were both quite narrow and steep. I needed to walk sideways handling the luggage. The room was small. The furniture was old. The room was a lot older than the photos. No outlets by the bed. The mini bar fridge wasnโt working and smelled like vomit. The drain in the shower was very slow. I couldnโt keep the shower running, otherwise, the bathroom would get flooded.

Hotel location is phenomenal, 50 meters from St Mark's Square. Room was very small 194ft for a triple with 3 twin beds. Bathroom was insanely small. Room had 2 huge windows that could be opened for views of the alleyways/shopping. I would only recommend this hotel if you don't care about size (won't spend much time in the room) and you have no issues with stairs...LOTS of stairs!
50+ stairs up to 3rd floor (2nd floor European standards). Which is 2 full flights of stairs. We had 3 women in a triple room carrying 60 pounds of luggage each...difficult start to our Venice vacation. At first, man in reception was very rude, when I finally got to reception I was breathing heavily as I just lugged 30 lbs up 50 stairs (small suitcase). Instead of saying, "sorry, I know it's hard, but you'll enjoy your stay" he went to his computer and pulled up an email to prove he told me about all the stairs. I found that unnecessary. Very bad start, but he got better as we stayed 2 evenings and he assisted with bringing the luggage up and down for us.

The location just behind St Marks is very handy to just about everything.
It's hard to say we didn't like it because Venice is a 1000 year-old city. Just be aware that the rooms are on the 3rd or 4th floors with no lift. You will need to haul your bags up and down narrow staircases. Like I said not a criticism but something to be aware of.

Really happily surprised by this hotel ! The location is absolutely prime (can't be more central than that), and my biggest worry (the noise) was quickly dismissed. The rooms are really well insulated, and also you do get woken-up in the morning by the bells of San Marco... I mean come on, it is magical (I can't even list that in the downsides). The one thing for me that set it aside was the service. The staff was absolutely adorable, smiley, helpful, patient... honestly, bravo. The luggage storage was a big plus, especially for a one star hotel, and getting in and out even at odd hours was a breeze... and trust me, with a location like that you will. It is so central we had no problem going back to the hotel during our visits to change, drop a bag, or pick-up an umbrella. This is a major plus for this hotel.
Yes the stairs will be a challenge if you are physically not at your prime, but this is Venice (not many elevator options here) and nothing that two 40 something with carry-ons could not manage. A tad disappointed that the beautiful terrace in the photo is actually private (only available if you book the right room). The beds could be a tad more comfortable (but we never found a single comfortable bed in the 5 times we came to Venice, so that might be a local thing). All in in all, nothing that can balance the massive plus of the location, staff and overall decency of the hotel, especially at that price.

Location, safety (two doors , two different codes to enter), the room was decorated with the local Venetian aesthetic, bathroom was inside our room another review said bathrooms were down the hall, church bells were not too loud at all as other reviews saidโฆthe difference is windows open vs closedโฆfor me either way it was a pleasant sound or I slept through it, vibrant upbeat music from the souvenir shop below and the sound of lively people touring the Venice street below. A good balance of quiet and lively. Although we didnโt have a lot of luggage, it was still nice to have our room on one of the lower floors vs climbing to the top without having the rooftop view.
The staff felt a bit judgmental, but they did answer our questions about payment, how to use the mosquito repellant device and directions. We said hello on our way in and out as other guests did, but it didnโt feel like we were building connection.
We had two bidets. One worked like a toilet, but it was missing the toilet seat. I didnโt feel like bringing it up to our staff.

Location was fabulous, only a block from St Markโs Square, close to shops and restaurants, and boat transportation to/from airport and train station. Room was very comfortable and well appointed. Nice view of the bell towers. Great shower and water pressure and a sufficient air conditioner that was most welcome on very hot days/nights. Very friendly staff.
The only drawback is the room was on the 4th floor (65 very steep steps). Thankful for the receptionistโs assistance at check-in with our luggage.

It was close to the cathedral and Doges Palace. Shopping and restaurants were outside the entrance. Staff was very helpful at check in, as well as the months leading up to our stay answering my questions.
The stairs were difficult and getting in the outside door with the code was a bit of a problem.

Location was excellent! Room is bare minimum just for sleeping. Bed was surprisingly comfortable. Close to the church, many restaurants and shops. Excellent customer service from start to finish. Staff is amazing! They assisted with booking our transportation from airport to hotel, provided information on ferries. Thank you so much ?
The 3 narrow flight of stairs. It was difficult climbing those stairs after a as long day of exploring. If you have any medical or mobility issues I would not recommend it.

During our recent stay at the hotel, we encountered several areas that could benefit from improvement. The room we were assigned was quite dark, and the shower in the bathroom had a noticeable leak, the tub drain was clogged and ur took forever for the water to drain Additionally, the beds were not very comfortable โ they felt inexpensive and overly bouncy, which impacted our rest.
We also had an unfortunate experience with one of the front desk staff members, a tall, light-skinned woman. On two occasions, she provided us with inaccurate information. First, she advised against visiting Murano and Burano, which are well-known and worthwhile destinations. Then, on our final day, she informed us that gondola rides were unavailable due to a national holiday โ yet we later found many gondolas operating as usual.
We understand that not every question may have an immediate or clear answer, but we believe itโs important for staff to either verify information before sharing it with guests or to kindly state when theyโre unsure. Accurate and helpful communication can greatly improve the overall guest experience.

Super small room and our bathroom was separate from our room which I thought I had checked. Bit claustrophobic so didnโt spend much time there. 3 sets of stairs with luggage and no help offered so be prepared for that. Was glad we only had carry ons.

The room was great but the bathroom was seperate to the bedroom. Private but still outside the room.
There were 4 flights of narrow stairs to climb with 2 large suitcases.
Location was perfect. Very central.
We took a bus then walked to the hotel - mistake! Meant to be 20min but with numerous staired bridges to climb and cobbled streets, it took 50min. Carrying 2 suitcases up and down dale was exhausting!. Suggest take the ferry from the train station to the hotel. Only a small 5min walk from the ferry stop.
The stairs and the fact the bathroom was separate to the bedroom. Only 3m but still separate.

The hotel has a great location and the room was clean and comfortable. The staff was very kind and helpful during our stay.
The only small issue was the Wi-Fi connection. Unfortunately, it didnโt work well in our room and was only accessible near the reception area. Hopefully this can be improved in the future.

It was everything we expected and more: close to the crowd (actually, close to San Marco which was a pleasant surprise), awesome balcony with perfect view of San Marco, and very friendly staff who were most helpful! The rooftop balcony was perfect! A great view of Venice and brought us close to the birds. We loved hearing the bustling crowd and bell rings late into the night!
The room was a bit small, with only one space for opening luggages; however, there were many drawers for us to store our stuff! There is no elevator either so it's not for those with too many luggages or whom cannot carry large luggages up 4 stories.
