We arrived at the hotel at 9:30 pm, having booked a room for 3 adults. To our disappointment, the staff informed us they had no room prepared for us and there was no one available to set it up!
Instead of offering a proper solution, they downgraded us to a room with only two beds. They promised to move us to a suitable room the next day, once housekeeping was available.
However, the next day arrived, and our situation remained unchanged. They not only failed to provide the room we booked, but even basic amenities like fresh towels for three guests were absent. We were charged for a 3-adult room yet received services only sufficient for two.
We attempted to address this issue with Booking.com, but their customer service offered nothing more than a hollow apology. This entire experience was a complete letdown. We will definitely not be returning to this hotel, and Booking.com has lost our trust for future accommodations.

I adored this hotel! It was old world elegance and details with modern amenities in the most optimum location, quiet but close to everything important. Great lovers of Venice, the vibe of the hotel, blended beautifully with the splendor of La Serenissima and the staff's assistance and recommendations were of a level I had not encountered in a very long time. Having stayed in Venice many times, this hotel exceeded our expectations and I will not stay anywhere else upon my return. Breakfast was abundant and delicious, served elegantly with Pandoro for Christmas and a view of the Basilica San Marco!
The room was little small and I'd like to know how to ensure a room with a bit more view next time? Towards the end of breakfast, the clean-up staff started banging dishes around behind us, uncharacteristic it seems for this hotel that prides itself on service. Lastly, I think the carpets in the common areas appear ready for an upgrade but in the scheme of everything wonderful we experienced there, this was a minuscule item.

No bannister or handrail up to the reception. It was raining and the stairs were marble so this could be a problem for some.
Difficult to open the windows due to pelmet curtains hanging over then. We had a huge beautiful ball of lights hanging outside our wnfow but it meant the room was rather illuminated.
* both of these issues would not stop us staying here again and we had a lovely stay.

The AC was not allowed to work due to some restrictions from the government, is what we were told. There was too much suffocation in the room. Upon asking they did give us a stand fan, but it was a poor alternative to a room that mentions air conditioning as one of the facilities.
There was no coffee machine or even Kettle for heating water. Something you expect from a 4 star hotel.
The room was well decorated, but very cramped for space. The shower inside of a bathtub was barely usable.
There was no lift to take the luggage to the reception and the poor butler had to hand carry it for everyone, every time.

Our beds were two twin beds on wheels. They were pushed together but they wouldn't stay together. When we tried to get close to each other, they would push apart and make it where one of us would have fallen to the floor. I asked the hotel staff if they could lock the wheels and they had no support. This would have been very easy to address.

It's absolutely freezing at night, you can't breath from so much cold. They don't provide heating, claiming it's the same in the Whole Italy (their words). Heating there by law starts at 15 October but still we were there with a 4 year old, booked 3 nights and left just after the first night. The whole vacation was ruined because they didn't inform us it would be so freezing cold, we wouldn't risk our child's and our own health like that. The cold was unbearable. We went outside to get warm. By the end the manager didn't even care to apologise for the inconvenience. They took the money and didn't provide what we paid for.

I’ve been to Venice over 40 times as I used to live in Italy . This was a revisit after 8 years! I picked this hotel location for the view and the convenience and it worked ! The rooms were great , the view beautiful, and the breakfast was wonderful, all kinds of options. What visitors don’t realize is food can get pricey in Venice so you may save money picking a cheaper hotel but in food costs you pay more .. advice get the hotels with the breakfast ! The hotel makes you feel like royalty with the free prosecco , the slippers, the luxury treatment it’s wonderful ! Historically this building has been here thousands of years and being this close to the basilica made it really easy to see the sites ! Thank you Concordia staff !

The backside of the hotel is on St. Marks square. The frontside of the hotel (entrance) is not on the square but is within a few hundred feet of an ally way that leads to the square. The square provides access to St. Marks Basilica, Doge's Palace, and the bell tower. The hotel is old world glamor and has a very warm, cozy feel, and rich feel. The rooms were ornate with chandelier light fixtures and furnishings that were fitting of Venice. Daily breakfast was very good (purchased with room reservation). The staff were very welcoming and helpful throughout our stay. It's a 5-to-10-minute walk to the upscale shopping area, restaurants, cafe's, etc.
Because the hotel is on the square, it is in a noisy location. At night, there are cafes and shops open late in the ally at the front of the hotel, and in the square behind the hotel there are tourists in the square. I needed to use ear plugs to get to sleep. Additionally, I reserved a queen or double bed and was given a room with two twin beds pushed together. While the beds were overall quite comfortable, if I wanted to stretch out in the bed I had to deal with a crack between the two mattresses/beds. If the hotel does not have queen beds, they should not provide it as a room option.

The staff were very friendly and helpful, but the interior was a huge disappointment
The entire hotel needs a full refurbishment, everything is out of date and looks like the 1970s, so tired. But it was at least clean. My room was on the back facade directly above a restaurant that was loud with outdoor diners and food smells in the tight allyway until late.

Excellent location right by St. Mark’s Basilica in Piazza San Marco—very convenient for exploring Venice

• The older gentleman working in the dining area was exceptionally kind and courteous (a highlight of the stay)
The bathroom had a serious plumbing issue that caused several inches of flooding, with water coming from behind the bidet and toilet (not the shower), which I documented with photos and video. I reported this, along with a video, in the morning and was clearly told our room would be changed and our luggage moved while we were out. When we returned, nothing had been done and the afternoon staff had no awareness of the situation. Instead of trying to understand the issue, they immediately suggested the water was coming from the shower during use.
The room change only happened after significant follow-up at the front desk. It was presented as a “superior” room, which we had not requested, and it was essentially the same room with minimal differences. Luggage handling was also poorly managed—my son offered twice to retrieve it himself but was not allowed; a staff member said he would bring it but did not, and housekeeping ultimately helped instead.
The property overall felt dated and musty. Other hotels we stayed at during this trip offered basic welcome amenities such as bottle of wine, water, and small refreshments; here, we only received a welcome letter directing us to contact management if needed, which did not reflect our actual experience when we reported the issue.
Given the severity of the problem and how it was handled, I was surprised there was no effort to acknowledge or offset the experience—for example, breakfast was still fully charged at checkout
